    Warehouse Leasing FAQs

    What is the price per square foot, and what does it include?
    The price per square foot for Oxford Companies' warehouse spaces varies based on several factors, including the total size of the building, the square footage of the available warehouse space, the property's location, and the quality and condition of the facility. Pricing also depends on whether the space is move-in ready or requires modifications. Every warehouse is a little different, so we’ll walk you through the details to make sure it’s the right fit for your needs.

    Are utilities included in the price per square foot?
    Utilities are not included in the base price per square foot. Tenants are responsible for utility costs, which are billed separately. Additionally, janitorial services must be arranged independently. We’re always happy to clarify what’s included in each lease up front so there are no surprises.

    Are there common area maintenance (CAM) charges?
    Yes, most of our warehouse leases include CAM charges as part of the operating expenses. These typically cover shared areas and systems—not including utilities or janitorial—and cover the upkeep of shared spaces and building systems, helping to keep everything running smoothly.

    Are there extra fees for security, maintenance, or parking?
    There’s no charge for parking or basic building security at our warehouse locations. Property maintenance is typically included in your operating expenses, and our team keeps everything in excellent working order. Tenants benefit from well-maintained facilities without hidden charges for essential services like parking or standard maintenance. If you’d like to add custom security features, we can help coordinate that too.

    What lease terms are available?
    Lease term options are flexible, with typical agreements ranging from three to five years. However, Oxford Companies can accommodate shorter lease terms in some cases, with one-year leases available depending on the property and tenant needs. Renewal options may also be available and handled case by case.

    What are the ceiling heights and loading features like?
    Oxford’s warehouse portfolio offers a variety of options with ceiling heights generally ranging from 13 to 20 feet. Many locations include loading docks, drive-in doors, or even truck wells. Specific loading features vary by property. If you have specific requirements for logistics or floor loads, our in-house construction team can help find the right setup for your operation.

    What kind of security features are available?
    All warehouse spaces provide 24/7 tenant access so you can get in and out on your own schedule. Need cameras or alarms? We’re happy to review those options with you. Surveillance and security upgrades can be installed with landlord approval and at the tenant’s expense.

    What uses are permitted in your warehouse spaces?
    Oxford Companies offers warehouse properties zoned for a wide range of industrial and commercial uses. We’ll work closely with you to ensure your intended use aligns with local zoning regulations. Most properties have no restrictions on hours of operation, allowing for 24/7 access and flexibility.

    What about power, HVAC, and connectivity?
    Power availability varies by building, some have standard service, others are set up for heavier industrial use. Every space is internet-ready, so you’re covered from day one. Additionally, every Oxford warehouse is climate controlled, and our in-house HVAC team is available to manage and service each building’s system with expert care.

    Can I grow into more space, or divide a space down?
    Some warehouse spaces can be divided to meet tenant size requirements, although minimum square footage thresholds may apply. We also offer the flexibility to expand your space over time, either within your existing suite, adjacent units, or elsewhere within the same business park or Oxford’s broader portfolio. Subleasing is allowed with approval, and we’ll make the process easy.

    What kind of insurance do I need?
    Insurance requirements vary based on your business, but most leases require general liability coverage and that you list Oxford as an additional insured. Your commercial real estate broker can help you navigate the specifics, and we’re available to answer any questions.

    Do you offer tenant improvement (TI) allowances?
    Tenant improvement allowances may be available and are negotiated based on lease terms, property condition, and proposed buildouts. Oxford's in-house construction team handles test fits, cost estimates, and full execution of approved modifications. Restoration at the end of your lease is handled on a case-by-case basis, depending on the extent of the improvements.

    How’s the parking and transportation access?
    We’ve got plenty of parking at all of our warehouse locations. Truck staging areas vary by site, but we’ll walk you through the layout so you know what to expect. Every building is well-positioned with easy access to I-94, US-23, and Ann Arbor’s public transit network, making daily operations and logistics efficient.
