How should I choose a contractor? 
Thanks to our integrated process, working with Yellowstone means you don't need to choose a separate contractor. By partnering with our team, our clients benefit from processes not found in the traditional design-bid-build process: 

  • Communication between designers, architects and contractors stays in-house and allows for valuable, diverse collaboration throughout the entire life of the project.  
  • Even if Yellowstone doesn't do the construction, our team is well versed in working and communicating with construction groups. We can help you avoid many common project roadblocks and help keep the budget and timeline on track. 
  • Including trades in the design process results in earlier buy-in and faster delivery. 
  • Projects don't advance based solely on meetings between all parties.

What is the difference between Design-Build, Integrated Project Delivery (IPD) and Yellowstone’s integrated approach?
In traditional Design-Build projects, the client hires a contractor, who typically contracts with an architect or designer. With Integrated Project Delivery, at a minimum, a single 3-party contract between the Owner, Architect, and Constructor aligns goals via terms such as shared rewards and penalties. IPD works well for large projects, such as a new hospital, but is not practical for smaller projects (<$10MM). Full IPD involves creating a development entity that most project team members have a stake in to ensure expectations and goals are aligned. We have distilled down the most valuable components of the process to support smaller-scale, fast-moving projects. This approach allows us to build trust with our customers by ensuring accountability, transparency, and expectation management throughout the entire process, including design, project management, and construction. We can mitigate re-design through continual, open dialogue between our team members. Instead of the client managing separate contracts and facilitating communication between multiple organizations, we serve to simplify the process. The process can be expedited by minimizing the omissions, inaccurate estimates, and misunderstandings that can often arise in the competitive design-bid-build process.
