Arbor South: Transformative 20-Acre Mixed-Use Development Coming to Ann Arbor’s South Side

Oxford CompaniesNew Development, News

“Arbor South” will bring 1,000 residential units to an under-served housing market, among retail, office, entertainment and hospitality uses.

We’re thrilled to announce, alongside our partner Crawford Hoying out of Dublin, Ohio, plans for Arbor South, a 20-acre, mixed-use development in Ann Arbor’s south side

The Newest Ann Arbor Development

Upon completion, Arbor South will be a major gateway to the city — a true destination featuring an exciting mix of retail, restaurant and entertainment venues, both local and new to Ann Arbor, among thoughtfully programmed public spaces. The multi-phase project is anticipated to include approximately 1,000 residential units, 76,000 square feet of ground-floor commercial space, three parking garages, an upscale hotel and multiple parks and community gathering spaces. Conveniently adjacent to I-94, Arbor South is located at Eisenhower Parkway and South State Street.

“Arbor South will embody the things that make our community proud, turning parking lots into housing and creating a walkable community,” said Jeff Hauptman, CEO at Oxford. “We’re doing our part to address many of the problems our community has asked developers to solve for years, including better housing options, a pedestrian-friendly, healthy environment, and a thoughtfully curated use of space.“

1,000 New Apartments in Ann Arbor

Arbor South would be the first project on the city’s south side to receive approval under the City of Ann Arbor’s TC1 zoning ordinance, an initiative designed to increase density in areas outside of downtown Ann Arbor with a heavy focus on adding accessible housing to the market. Arbor South’s residential offerings will range from studios to 3-bedroom apartments. Approximately 10-15% of the units will fall under the City of Ann Arbor’s affordable housing threshold, making more housing accessible to thousands of new and existing residents to the region.

We’re partnering with Crawford Hoying to bring Arbor South to life based on the firm’s extensive track record in creating authentic environments through thoughtful placemaking that results in communities where people want to spend time together. By turning underutilized land into a vibrant new mixed-use neighborhood, Arbor South will give a dramatic and distinctive new aesthetic identity to the south side.

“We’re thrilled to partner with Oxford Companies — an organization deeply rooted in the Ann Arbor community with core values that reflect our own — for this transformative development. Our team’s extensive history of curating dynamic mixed-use neighborhoods aligns seamlessly with the vision for the Arbor South project,” said Brent Crawford, Founder and Principal at Crawford Hoying. “Ann Arbor is an incredible place, and we are committed to delivering a destination that not only meets but exceeds the needs and expectations of the community.”
